How much money will I need to buy an investment property?
In most cases, buying an investment property requires a down payment of around 20% of the purchase price, plus closing costs and a small reserve fund. This doesn’t mean you need to have all that money on hand before you start. Some investors buy homes with a down payment of less than 20%, others form partnerships to buy together, and some use equity from other properties — without overextending themselves, of course. Here are several ways to finance your investment property.
Is it still possible to make money in real estate?
Yes, there are many ways to invest in real estate, no matter how “hot” the market is. Successful real estate investing is about time in the market, rather than trying to time the market. If you plan to invest for the long term in good properties in good neighbourhoods, you can reduce most risks and weather both market ups and downs. What if my investment doesn’t go according to plan?
Chances are, your investment won’t go 100% according to plan. That’s normal. The key is to be prepared for the unexpected. Set aside some money in case X, Y or Z happens. What type of property is best for investing?
Whether you’re considering traditional rentals, multi-unit properties, student housing, rent-to-own properties or another type of real estate investment, there are opportunities to suit your goals. The best option depends on your priorities. What matters most to you: how much time you’re prepared to put into a property, monthly cash flow or long-term potential? For new investors, homes for middle-class families are a good option because they are always in demand among both renters and buyers.
